5 Step Approach
Step 1
Contract
The entire process starts with coming to a mutually agreeable purchase and sale agreement with the seller. Once this occurs, it kicks off our feasibility study. We confirm ownership through title records, review zoning restrictions with the local planning department, and evaluate basic feasibility (e.g., utility access, market potential). While we are digging into feasibility, our engineers begin to prepare basic property layouts to maximize the properties potential. This is when our team will come up with the highest and best use and figure out the entirety of the properties development potential.
Step 2
Prepare Land Use Application and Site Design
Potentially one of the most important steps. Our team at Endura works closely with our engineers and the city staff to create a desirable plats that meets everyones standards. This information is then used to make up the properties Land Use Application.
* If annexation is required, this is the step we prepare Annexation Documents to submit.
During this time, our team will start collecting any studies we need. These often include topography, boundary surveys, traffic studies, vicinity/circulation Mapping, Grading plans, Utility Plans, Drainage/Erosion Plans, Storm water management Plans, Landscape preservation plans, and anything else the city may request.
Step 3
Land Use Submittal and Approval
Once all of the information is collected, our team at Endura with the help of our engineers submit the Land Use Application.
When the Land Use Application is deemed complete, we start working toward a preliminary plat. This often times requires hearings, official review, and planning commission/city council approval.
Step 4
Engineering Design
At preliminary plat is approved, our team at Endura with the help of our engineering consultants will gather the information to finalize all of the Plats engineering needs.
Step 5
Construction Drawing Approval
The Jurisdiction will review all Civil Engineering, studies and necessary information with our engineers. If any changes are necessary, the plans will be approved.
At approval, we are clear to close on the contract at the predetermined date and start moving dirt!
The steps above detail the development entitlement process prior to closing and construction. Project process may vary depending on site needs. Many require re-zoning, annexation, etc.
